Project Description
SOHO CITY is a mixed-use residential and commercial complex in the most attractive urban location — the very center of Bar, just a short walk from the beach. Beyond immediate access to the coast and urban infrastructure, the position offers quick escapes to Skadar Lake and the mountains in the hinterland — a perfect balance of daily life and leisure.
The complex consists of two modern buildings with a total of 224 apartments ranging from 34 to 245 m², featuring representative entrance halls, reception and security service.
Architecture & Design
The architectural solution emphasizes clean, contemporary lines, large openings and functional floor plans. The span from compact to spacious units (34–245 m²) caters to different buyer profiles — from first homes and pied-à-terre solutions to family and premium apartments with larger terraces.
Park & Shared Zones (13,000 m²)
The 13,000 m² central park is the heart of the project:
- Children’s playground and safe pedestrian paths
- Cycling track through greenery
- Pedestrian zone with a large central fountain
- Dedicated area for walking pets
The result is an urban “micro-resort” feeling — calm, shade and room for daily rituals, without leaving the city center.
Resident Services
Both buildings include spacious lobbies, reception and 24/7 security. For everyday needs (small services, calling a taxi, coordinating repairs), residents contact the reception, which organizes what’s required.
Smart-Home (comfort & rent-friendly)
As part of our scope, we implemented a smart-home system that centralizes control of:
- Electric power, lighting and temperature in the apartment
- Usage logging — practical for rentals, enabling an overview of stay duration/nights and clear statistics of occupied days
This level of automation raises comfort, saves energy and simplifies property management.

Bar blends Mediterranean beaches, a marina and Stari Bar, with Skadar Lake close by. Strong transport links (road, rail, ferry and seasonal routes) make the city practical for living and investment. SOHO CITY leverages the center and beach proximity — everything is within walking distance.
