Project Description
Ruža vjetrova is an apartment complex in the heart of Stoliv, a quiet Bay of Kotor settlement dating back to the 14th century. The site is shaped by the meeting of mountain and sea currents—a microclimate known for freshness and wellbeing. The project couples this unique landscape with modern comfort and immediate proximity to the shore: about 100 m to the sea, an easy, level walk.
Cross vistas are the signature: on one side the open Adriatic and Boka Bay, on the other enchanting mountain scenery. Daily needs are within minutes: beach ~5 min, grocery/pharmacy ~5 min, restaurants ~10 min. Kotor ~10 min by car; Tivat/Podgorica airports ~10/120 min.
Architecture & Design
- Contemporary Mediterranean lines merged with the terrain’s natural morphology, so the building settles into its setting.
- Large glazed “window walls” and terraces open the apartments toward the bay and slopes.
- Materials and colors are unobtrusive, in dialogue with Stoliv’s olive groves and greenery.
Building Organization
- Basement: underground garage for residents.
- Three above-ground floors: two apartments per floor → 6 in total.
- 1BR: bedroom + studio-style day zone (living/kitchen/dining) + bathroom + sea-view terrace.
- 2BR: two bedrooms + studio day zone with terrace facing the sea + bathroom.
Layouts are rational and light-filled, with no “dead” space.
