ALEA SUITES

The exclusive Alea Suites apartments in Sveti Stasije - Dobrota are tucked away in a quiet area surrounded by trees. The building is located next to the access road on a plot of 900 m2.

Considering the fact that it is located in the upper zone of the settlement, which is characterized by rectangular buildings, the building itself is also so and integrates into the environment.

The building is accessible from two sides - from the lower road with a pedestrian connection and from the upper planned road. There is a swimming pool in front of the building for the villa's users. The wooden blinds on the windows reveal a Mediterranean architectural style. The building is full of green flower pots that bring freshness to the space. The stone cladding on the front part of the facade enhances the building and gives it a modern touch.

Alea Suites consists of basement, ground floor, first floor and second floor.

On the ground floor, at the entrance, there is a designed reception as well as a two-bedroom apartment and two one-bedroom apartments. Four one-bedroom apartments are planned on the first floor of the building. Two two-bedroom apartments are planned on the second floor.

A total of nine residential units:

• six one-bedroom apartments with a total area of 40.5 to 64.5 m2.
• three two-bedroom apartments with a total area of 72.5 to 83.5 m2.

In accordance with the demanding guidelines for the protection of cultural heritage, there were reduced the number of underpinning walls and preserved the existing site configuration to the maximum.

The pool is lowered below the main terrace.

In addition, the terraces and the site itself were planted with greenery, thus achieving the best possible integration of the planned structure into its surroundings.

A basement was designed as part of the residential building, which is connected to the actual building via an internal staircase and an elevator. Access to the garage is possible via a car elevator.

The parking spaces required for a residential building are located at the rear of the building and in the garage, providing a total of nine parking spaces for the building's users.

In the entrance hall there is a common reception with a modern design and the possibility of 24 hours maintenance.

There are a total of 6 one-bedroom apartments, two one-bedroom apartments are located on the ground floor and four on the first floor, four of which have a terrace.

The layout is similar to the two-bedroom apartments, the living room, hallway, kitchen and dining room are "open space", there is a separate bathroom and a bedroom.

TWO-BEDROOM APARTMENT

Alea Suites has a total of 3 two-bedroom apartments. One of them is on the ground floor and two on the second floor. They have a similar layout, living room, hallway, kitchen and dining room are of the "open space" type, two bedrooms and a bathroom are separated. The two-bedroom apartments on the second floor have a laundry room and a terrace.
